My service follows the RIBA Plan of Work, which is a flexible framework for managing residential projects of all types and sizes. Below is a simple breakdown of each stage and what to expect.

We begin with an initial meeting where you can show me around your home and we’ll chat about your ideas, goals and priorities for the project. After that, I’ll carry out a measured survey to create accurate existing drawings. This stage is all about understanding you and what you want to achieve.

With your brief clear, I’ll develop some exciting proposals to transform your home. You’ll receive a concept presentation including layouts, sketches and reference images to show the design ideas. I can also provide 3D views to help you visualise the proposal. We’ll work together to shape a design that really suits your needs and aspirations.

Once the concept is agreed, I’ll prepare detailed drawings for a planning application or Lawful Development Certificate if applicable. I’ll handle the submission and communicate with the local planning authority as needed, so you don’t have to worry about it.

Next, I’ll create a coordinated set of technical drawings and construction details to meet Building Regulations. I’ll work with any consultants required, like structural engineers, to make sure everything is in place. These drawings will allow your builder to price and build with confidence. I can also help you with tendering and putting you in touch with trusted local contractors.

If you’d like, I can stay involved during construction by answering questions, updating drawings, and visiting the site regularly. I can also manage the building contract and monitor progress to keep things running smoothly.

As the build finishes, I can assist with the handover process by checking the completed work, highlighting any snags, and helping ensure everything is wrapped up smoothly so you can enjoy your new space.
